BOOKING CONDITIONS

Reservations/Payments
After receiving your enquiry we will confirm potential availability via e-mail/phone. We will also provide our bank details and/or address to suit your preferred method of payment and a verbal acceptance by you at this point will be sufficient for us to block off your desired dates from our website.
Once we have received verbal confirmation a deposit of 25% of the total cost will then be required within 14 days for final confirmation. Receipt of this deposit will be advised by e-mail/phone. If the deposit is not received within this time then the dates will be made available to others.
The remaining balance is due no later than 4 weeks prior to the arrival date (Please also see note on Security Deposit below). If the balance is not received by the due date, with no prior warning as to the reason why, we reserve the right to cancel your booking and make the dates available to others. If this happens, your deposit will be non-refundable. Don't worry though, a reminder will be sent via e-mail prior to this action being taken to avoid penalising those who genuinely forget!
Once full payment is received, key arrangements and directions will be forwarded to you.

Cancellations/Refunds
We strongly recommend that you take out Travel Insurance that covers cancellations. If, however, you do require to cancel your booking at any time up to 2 weeks before the arrival date, we will make the dates available again and IF we manage to re-sell the property we will refund 60% of all monies paid (including deposits). There will be no refunds for cancellations of less than 2 weeks' notice. ALL CANCELLATIONS MUST BE SUBMITTED IN WRITING EITHER BY E-MAIL OR FAX AND A WRITTEN RESPONSE RECEIVED TO VALIDATE THE CANCELLATION.

Cancellation by Us
We reserve the right to cancel any reservation if faced with "Force Majeure" (ie. Unusual and unforeseeable circumstances beyond our control), the consequence of which we could not avoid. These include but are not limited to, war, riot, civil strife, terrorist activity, fire, flood, natural disaster, adverse weather conditions or the threat of any of these. If we make such a cancellation, we will refund all monies paid in respect of the reservation.

Rental Period
The rental period is based on the number of nights spent in the accommodation. Access to the property will be from 15.00hrs on the day of arrival and until 11.00hrs on the morning of departure, unless otherwise agreed. We understand this may appear restrictive but is necessary for days when clients are changing on the same day. In reality of course we will endeavour to restrict the number of times this situation will occur and the hours of occupancy on your arrival/departure date will almost certainly be very flexible.

Cleaning
The property will be cleaned prior to your arrival and all freshly cleaned bathroom/beach towels and linen is included. For people staying for two weeks or longer, a weekly clean of the property, including linen and towels, is also included.
SMOKING AND PETS ARE STRICTLY FORBIDDEN IN THIS PROPERTY. We reserve the right to make an additional charge of £150 plus VAT for specialist treatment to clean the property, if smoking has taken place.
Also, we expect the property to be left in a reasonable state on departure. If, at our discretion, additional cleaning (over and above what would be considered fair wear and tear for the rental period) is required, the cost of this cleaning will be charged as an additional charge.

Security Deposit
A security deposit of £150 will be required prior to the keys being forwarded to you and therefore it is normally paid along with the final balance.
An inventory and condition report will be provided at the property. Please check this on your arrival and let us know if there are any glaring errors. We appreciate that accidents happen (especially with tiled floors!) and will not be overly concerned at the loss of the odd glass or plate. But please let us know if something breaks so that we may replace it for any future client. Payment will, of course, be required for any major breakages and we will inform you, by e-mail, within two weeks of your departure (supported by photographic evidence if possible) of the cost of any damage found. The balance of your deposit will be refunded after the appropriate deduction from your deposit. Should no deduction be necessary your full deposit will be refunded to you.

Keys
We will issue a set of keys for the property upon receipt of the final balance due, the security deposit and confirmation of acceptance of our terms and conditions. These keys must be returned to us within 14 days of the departure date or a charge of £50 will be made to the client.
Also, if between the hours of 10pm and 8am a guest locks themselves out of the property and requires assistance to re-enter we reserve the right to charge £50 call out charge in addition to the charge for lost keys.
